The fact of the matter is that we invest time, money and effort into everything we do.  This website is not the fanciest in the world, but it is practical and effective.  We have invested time and money to promote this site and will continue to do so.

Why?  Well plain and simple we service rural and suburban areas.  Quite honestly, we could go into town and compete with the best of those city real estate professionals.  But we choose not to.  We like the country and enjoy helping people move and invest there.

Lets talk about people moving to the country first.  Where do they come from?  We have found that most of the time it is from quite a distance away.  The growth is not coming from within, but from without.  People from Memphis moving out.  People relocating to work in Memphis, but do not want to live in the high tax, high crime city.  You would not believe how many relocators look for a few acres of land or a home with a few acres that are really going to work in the city (Jackson, Tupelo, Memphis).  So what do they do, pick up the local paper?  Heavens no, that is a thing of the past.  They pull up their favorite search engine and start searching those keywords.

Lets talk investors.  They want return of and on their capital.  Some want to enjoy the land while earning money on their investment.  You know hunt, fish, play and retreat for the weekend.  Other investors want serious income revenues.  They park their money in a safe investment yielding a nice cap rate, set their holding period and roll out of that investment and into another like trading stocks.  Do you think they pick up the local paper?  Don't think so, these guys are looking for even more serious tools and look for folk that talk their language.  You know, net or gross leases, CAM expenses, revenues vs. expense, tenant mix, vacancy rate, market rents, lease limits and expirations, expenditures after sale (they don't want any), and so on.  If its a row crop farm they want to know soil mapping, contiguous acres, crop bases, irrigation, lease terms if rented, crop yields last 2 years, and so on.  These guys don't care to talk with folk that are learning as they go.  Time is money to them.  They want what they want when they want it and they like to move fast.  A slow investor misses the best investments.  Who have you got marketing you income producing property.  This is an area where we do move into town and compete there, unless it is a farm of course.

So who do you want marketing your property, the fellow that puts up a sign and places a classified ad and prays for a call?  Or aggressive marketers that do that plus take it a few steps further? 

If I were you, I would turn the Nutt's loose on your property.  Our competitors say we are expensive.  The truth is cutting their rate is the only way for them to get listings.  And even then they struggle to produce results.  Turn the Nutt's loose on your property and get the most exposure and best representation.
